FLAT DOORS

Flat entrance doors that form part of a fire compartment in a building are required to be fire doors and are one of the most important features of a building’s fire precautions and have two key functions:

1. To stop a fire inside an apartment spreading to the communal parts and preventing residents from escaping via corridors, walkways and staircases.

And

2. To stop a fire in the communal areas of a block of flats spreading into a flat, where residents may be sheltering until fire services arrive.

Replacement flat doors are categorised as controlled work under the Building Regulations 2000.

This means that anyone who wishes to change their door will need to obtain permission from the Building Control department of the local council in addition to seeking Landlord’s consent. Any replacement door must meet current standards.

You may have inherited your door from a previous Leaseholder, but over time legal requirements and safety standards may have changed and as such the door you have fitted may need to be upgraded or replaced to ensure the door meets current standards for fire.
